What is your management commission?

Many property management companies charge a monthly management fee, plus a leasing fee when a new tenant moves in and a lease renewal fee each time the tenant renews. Those extra charges can make it difficult to know what you’ll actually pay.

We keep things simple. Our fee is a straightforward percentage of the gross rent collected, with no separate leasing or lease renewal fees. The exact percentage depends on the size of your portfolio and the level of service you need, and we’ll provide a clear, customized quote with no hidden surprises.

Do you charge lease-up fees?

No. We do not charge lease-up or lease renewal fees.

Who holds the deposits?

We keep the deposits in a trust account that is separate from all operating funds.

Do you require property owners to maintain a minimum balance?

We do require clients to maintain a balance in their accounts. The amount is dependent on the number of units.

How do maintenance and repairs get paid?

We pay all of your maintenance and repair costs out of a trust account set up for you. The trust account is funded by rents and fees collected. You will be required to maintain a minimum balance in your trust account.

Will I receive regular reports?

Yes. You’ll receive a comprehensive, metrics-based report each month that clearly shows how your property is performing. You’ll also have direct access to our property management team, so whenever you have questions or need guidance, we’re just a phone call or email away.
